We specialize in helping individuals build their own home, barn or garage; faster and better while at the same time saving money. Pre-Engineered Plans

We offer a large selection of Pre-Engineered custom plans from which to choose. These plans appeal to a wide range of design styles and sizes. Since our plans are computer designed, this gives us the flexibility to change almost any design to meet your individual preferences. If you don’t see the plan you’re looking for, we can create a custom plan for you from your ideas and desires.

Panelized Building Kits

Our Panelized Home Building Kits will help you build your new home faster, better and at the same time saving money. Our Panelized Building Kits include high qualify pre-framed and numbered walls sections and roof trusses. Then we provide a diagram that shows were these number sections are placed on the foundation and roof system. To further speed the construction process, we factory install the windows and wall sheathing. Our goal is to provide you with a building system that is of the highest quality and the fastest to build.

Owner-Builder Financing

When you are preparing to build a new home, one of your first steps in getting started is financing. Pacific Modern Homes has one of the best owner builder financing programs available in today’s market. It allows you, the owner builder, the flexibility to do as much of the work in building your new home as you desire. You also have the option to choose a general contractor to assemble and finish your home package on your building site. Pacific Modern Homes’ owner builder financing program includes fast, pre-qualified construction financing on approved credit, including land, home, and permits, with long-term mortgages up to thirty years at competitive rates.

Terms and Conditions

Refund Policy: All Sales are final and Returns and not accepted.

Payment: Credit Card, Check or Wire Transfer. The Initial Minimum Package Payment can be paid by Credit Card. All further payment must be made by check or wire transfer.

Pre-Engineered Construction Plans are included with the home package and will be delivered within 2-4 weeks of initial cleared minimum deposit. Subject to specific building site requirements and any potential requested changes to the Construction plan. Changes to the Construction Plan will be at an additional charge.

Pre-Engineered Home Plansare designed as follows:

a. Complete set of plansdrawn to the California Building Code (CBC), as interpreted byElk Grove, CA including the foundation design but exclude the Plot Plan, EnergyCalculations, Fire Sprinkler Design, Heating & Air Duct Designor anyothercity/county requirements. Please contact us at the phone number at the top of this page for details on getting the excluded items completed.

b. Plans areengineered forlight-weight tile, PV solar panels, nosnow load, basic 110mphwind, Exposure"C" and SeismicZone D. Greater design loads available by quote only.

c. 4 sets of plans, including 3 originalengineered stampedsetsand 1copy. If needed, additional plan sets can be purchased from PMHI. A local plan duplication service can duplicate the plan for the purpose of building this one (1) home.

d. Roof Truss plan and Truss calculations.

e. For Plan changes due to California Fire Hazard Severity Zone please add $ 180.

f. PMHI will be responsible for Building Department plan check questions relating to its work only. Generally speaking PMHI will respond to the plan check questions at no additional change. However, if the plan check requires significant plan / engineering changes due to issues beyond its control there maybe additional charges.

g. Plandrafting & engineering costsmay increase as a result of local building ordinancesor planmodifications.

Home Package Delivery: After completing the local required building permit process, a package can be delivered within 6 - 12 weeks of receiving cleared payment, subject to building material availabilities and weather conditions.

Pacific Modern Homes will produce a complete building set of the plans. These plans will cover the structural design which includes the foundation design - even if you're building down the side of a hill.

Depending upon your building site location there will be additional documentation required to submit your plans to your local building department. For example; Energy Calculations, Fire Sprinkler Design, Site Map, Heating & Air Conditioning Duct design. These are just a few of the potential requirements. How Much Will it Cost?

Generally speaking, we calculate the cost to produce a complete building set of plans based upon the total square footage of the building and the number of floors. This includes garage, porches, patios and decks covered and uncovered. Here's a copy of our current price sheet, Custom Plan Drafting Services. If you're building on a sloping lot, or in a high snow load area, there will be additional costs.
